QuietOffer is a private, nationwide marketplace for off-market commercial real estate. It’s built for licensed commercial brokers who represent sellers and for qualified buyers (institutional investors, funds, family offices, owner-operators, and accredited private buyers). Everyone must be verified before accessing confidential listings.
This article explains — in plain language — who can join, what verification looks like, how access is granted, what property types and markets we support, and why this matters if you’re new to QuietOffer.
Quick overview (for people who want the short version)
Sellers on QuietOffer = Brokers. Owners list through their broker. QuietOffer does not act as a selling brokerage; we power the marketplace and support deal flow.
Buyers: Institutional investors, private equity, funds, family offices, owner-operators, and serious private investors.
Verification required: LinkedIn + credential checks for buyers; active license, company details, and LinkedIn (or manual verification) for brokers.
Access: Listings are private. When a broker approves access, buyer contact details are shared and direct communication begins. We do not force in-app messaging.
Coverage & assets: Nationwide support for all commercial classes — multifamily, industrial, office, retail, land, mixed-use, and specialty assets.
Who exactly can join QuietOffer?
1. Licensed commercial real estate brokers (the sellers)
Brokers list properties on behalf of owners. If you represent a seller, QuietOffer is built to help you market that off-market opportunity privately and efficiently.
Required: active licensing information, company/office name, areas you operate in, and a professional work email. LinkedIn connection is required (or you can request a manual verification alternative).
Brokers are the primary “sellers” on the platform — owners rarely list directly without broker representation.
2. Qualified buyers
Buyers include: institutional investors, private equity firms, real estate funds, REITs, family offices, owner-operators, and accredited individual investors actively acquiring commercial real estate.
Required: buyer verification via LinkedIn or a manual review if you don’t use LinkedIn. Verification establishes credibility and speeds access approvals.
How verification works — detailed (why it matters)
Trust is core to QuietOffer. Our layered verification reduces noise and protects confidential deal information.
Broker verification (required):
Submit active broker license information (state, license number, status).
Provide company/office name, office address, areas/markets you cover, and a professional work email.
Connect a LinkedIn profile (preferred). If no LinkedIn, request manual verification and provide supplemental documentation (company bio, website, professional references).
Once approved, brokers receive listing privileges and a “verified broker” indicator.
Buyer verification (required):
Verify your profile by linking your LinkedIn for automated checks (profile age, network, work history)
If you don’t use LinkedIn, request manual review and provide a work email that demonstrates your connection to a company (fund/investment vehicle info, track record, or introduction from a verified broker).
Verified buyers receive a badge that signals credibility to brokers.
Manual review: Our team handles edge cases manually — typically within 24–48 hours — to avoid blocking legitimate professionals who lack LinkedIn presence.
How listings & access actually work
Centralized QuietOffer marketplace
When a broker publishes a listing it’s added to QuietOffer’s centralized, private marketplace — searchable and discoverable by verified buyers across the platform. This is the core of how we scale deal flow: your listing gets exposure beyond your existing network while remaining off public sites.
Private listing page (slug)
Each listing also generates a broker-controlled private page (a “slug”). Use the slug to market selectively — email blasts, LinkedIn, X, or direct outreach — without making the property public. It’s a fast, discreet way to route traffic straight to your listing page.
Request & approval
Verified buyers on the centralized marketplace (or recipients of your slug) request access on the listing page. Brokers review those requests and approve only the parties they want to engage.
Contact sharing & direct communication
Once access is approved, buyer and broker contact details are shared so both sides can communicate directly by email, phone, or their preferred channel. QuietOffer does not force in-app messaging — we power the introduction and let brokers/buyers manage negotiations in the way that works for them.
Gated documentation
Sensitive materials (OMs, rent rolls, leases, financials) remain gated and visible only to approved parties. You control what documents are released and when, preserving confidentiality throughout the process.
What property types and markets are supported
QuietOffer supports all major commercial asset classes nationwide, including:
Multifamily (all classes and small portfolios)
Industrial (warehouses, distribution, flex)
Office (professional buildings to parks)
Retail (strip centers, single-tenant NNN)
Mixed-use (retail + residential/office)
Land & development sites (commercial, industrial, mixed-use)
Specialty assets (self-storage, car washes, gas stations, RV parks, medical offices, mobile home parks, etc.)
Properties may be stabilized, vacant, value-add, or development-ready.
Why these rules matter (benefits for each user type)

Spend time only on credible opportunities and approved listings.
Build a trusted profile that helps you get priority access to high-quality deals.
