Once verified, here’s how to list a property:
1. Log in to Your Dashboard
Go to quietoffer.io/login and enter your credentials. You'll be directed to your Broker Dashboard.
Click the button:
➕ Add New Listing
This starts the listing flow — a multi-step form that collects the necessary property information.
2. Property Basics
You'll be prompted to enter:
Property address
Asset type (e.g., retail, multifamily, land, industrial, office, medical, self-storage, car wash, etc.)
Number of units (if applicable)
Total square footage or acres
Year built
Ownership type (fee simple, leasehold, etc.)
✔️ Required Field: You'll need to check a box confirming that you have the owner’s authorization to list this property.
This is critical. QuietOffer does not take responsibility for misrepresented listings. You, as the broker, are responsible for ensuring you’re authorized to market the property.
3. Add Photos & Documents
Upload relevant marketing materials to help buyers evaluate the opportunity.
You can upload:
Photos (required)
Income statements
Operating expenses
Active lease agreements
Offering memorandum (OM)
Rent roll
Sales comps (optional)
All sensitive documents are protected by access control. Buyers cannot see these unless you approve their request later.
4. Enter Financials
Help serious buyers underwrite quickly by entering:
Gross income
Operating expenses
Net operating income (NOI)
CAP rate (auto-calculated with asking price)
Asking price (or leave blank if “open to offers”)
You can skip or partially complete financials if the property is in early sale stages. However, we recommend sharing basic numbers to attract more access requests from institutional buyers.
5. Property Description
Enter a short, professional description (about 3–5 sentences) of the property.
Include:
Location highlights
Investment thesis (value-add, stabilized, etc.)
Tenant types, no need to include tenant names
Other details if relevant
Tip: Think like a buyer. What would you want to know in 30 seconds?
6. Access Settings
You’ll configure how access to your listing works:
Document privacy: Buyers must request access before seeing anything confidential.
Auto-approve NDA: If enabled, buyers auto-sign NDA and you approve manually after.
Confidential listing (optional): Hide address or key tenant info until approved.
Every buyer who submits an access request will appear in your dashboard. You’ll see their name, firm, and bio — and decide whether to approve or deny access.
7. Submit Listing
Before completing, you’ll see a summary of all details. You’ll confirm:
✅ The listing is accurate
✅ You’re authorized to represent this property
✅ You agree to QuietOffer’s terms for platform use
Once you submit, your listing is marked Pending Review.
What Happens After Submission?
QuietOffer performs a manual review to ensure:
The property is real and presented professionally
The broker has a valid web presence or LinkedIn profile
Photos and documents are legible and appropriate
Financial data isn’t intentionally misleading
Listings that pass are set to Live and appear in two places:
Your broker marketplace page:
quietoffer.io/marketplace/yourbrokerageQuietOffer’s main marketplace — accessible only to verified institutional buyers.
